Matrix AI Campus — Sulphur Springs, Texas

The Matrix AI Campus is sited on 1,749 acres within the Matrix Business Reserve in Sulphur Springs, Texas — 60 miles from Dallas. Site development is underway. The campus is planned for 300 MW of critical IT capacity in Phase 1, with a fully phased build-out reaching 3,000 MW.

The campus comprises 30 concrete tilt-up buildings, each delivering 100 MW of critical IT load across 278,000 square feet with 20-foot ceiling clearance. Every building is engineered to Tier IV+E design standards and targeting Tier III operational delivery. Closed-loop, direct-to-chip liquid cooling is planned as the design standard across the campus. Power infrastructure strategy is under active development. Power pricing is available upon request. An anchor tenant Letter of Intent has been executed for the Matrix AI Campus.

The Dallas–Fort Worth market ranks #4 nationally in data center supply, #6 in hyperscale absorption, and continues to attract large-scale compute deployments from hyperscalers, cloud providers, and enterprise operators. Texas offers a combination of favorable zoning, no state income tax, and negotiated tax abatement structures — the Matrix AI Campus carries a confirmed tax abatement for 10 years, making the cost position structurally competitive against any major U.S. market.

The Sulphur Springs location specifically provides access to land at the scale that constrained urban markets cannot offer, with proximity to Dallas–Fort Worth labor and carrier infrastructure. Tier 1 fiber connectivity commitments are in hand. The market's demand-to-supply gap — ranked #13 in demand nationally relative to its supply position — reflects an absorption environment favorable to new, large-format capacity entering in 2028 and beyond.
